Virginia-Highland feels like one of the few intown neighborhoods where the front porch still does real work. The streets are tight, tree-canopied, and walkable, with Craftsman bungalows from the 1910s and 20s sitting next to Tudor cottages, the occasional 1950s brick ranch, and a growing number of infill modern builds where a teardown used to be. Lots are narrow and deep, often 50 by 150, with detached garages off the alley or rear drive.

Most of the work here is bungalow-driven: kitchen reworks that open up the original shotgun floor plan, primary suite additions pushed to the rear, and second-story pop-tops on 1,400-square-foot bungalows where families have outgrown the footprint but won’t leave the neighborhood. On the deeper lots, detached ADUs and garage-with-suite builds are common. Teardown-rebuilds happen too, usually when a 50s ranch has reached the end of its run.
