- Egress windows — New egress installed and permitted where code requires.
- Bathrooms & wet bars — New plumbing roughed in or extended from existing supply.
- Custom built-ins — Bars, media walls, bookcases — Brian’s woodworking elevates the room.
- Waterproofing & moisture — Sealing, dehumidification, drainage corrections before finishes go in.
- Ceilings — Drywall ceilings or properly installed acoustic — no DIY-grade tile grids.
- Flooring — Engineered hardwood, LVP, or tile — chosen for below-grade conditions.
- HVAC extensions — New supply and return runs, dampers, properly sized for the new conditioned space.
