- Heated floors — Electric or hydronic, properly insulated under tile.
- Lighting & ventilation — Sized fans (most bathrooms are under-vented), layered lighting, dimmers.
- Niches & built-ins — Recessed shelving, medicine cabinets, hampers — built into the framing.
